It’s been a long time coming to write this Half Year (2012) Frisco TX real estate market report.

Homes in Frisco TX have been selling very quickly this first half of the year (2012).

At the beginning of 2012, the Frisco TX felt the momentum from the 4th Quarter of 2011. It was very difficult to tell, by the end of 1st Quarter 2012 and beginning of 2nd Quarter 2012, if we would have the momentum to carry the upward positive truss.

I’m glad to say that YES, it has been definitely very, very positive. Much more positive when compared to the same time last year.

In 1st Quarter of 2012, many home sales in Frisco TX, although received offers fairly quickly (within 2-3 weeks of coming on the market), many of them did not the appraisal did not meet sales price. Many contracts went back into negotiations after the appraisals were completed. The buyers and sellers felt the sales price justified its list price, but the appraisers did not felt the positive momentum of Frisco TX home buyers and sellers.

Now, at the mid-point of 2012, I’m glad to share that appraisals are becoming non-issue in the sale of these Frisco TX homes.

New Homes Sales in Frisco TX Going Strong

At the same time, new home construction sales in Frisco TX have picked up tremendously when comparing to the previous years. Not many inventory homes for Frisco TX new home buyers to choose from. Many of them are sold even before construction is completed.
