EDUCATE yourself about WHERE YOUR REAL ESTATE AGENT IS WORTH ITS WEIGHT IN GOLD

This conversation prompted this post,

“Thinking about selling house in XXX but not willing to pay a FULL agent commision of ZZZ. Would you be interested in giving a price break. The house is probably worth $$ and it’s in great condition. Homes in XXX typically sells fast. It will be “easy” money so it’s okay to charge less.”

My short answer, “Stick a sign in the yard and sell by owner” – if it was that easy and no real estate experience and expertise are required. There are some success out there selling homes by owner.

Or some sellers believe that MLS sells homes. I am very sure in every city and county, there are real estate brokerage firms out there whose business models is to charge a FLAT FEE LISTING. Then, perhaps this is what some sellers need.

As a consumer thinking about buying or selling real estate in the near future, all the more you need to EDUCATE yourself about WHERE YOUR REAL ESTATE IS WORTH ITS WEIGHT IN GOLD.

My take-a-deep-breadth answer,

“Just because an agent can get a seller a contract in 1 week, it does not mean that it’s “easier”.

Does it mean the agent worth less???”

Agents get paid for what they know and not what they do.

You only hope that your house gets a contract in 1 week. Should your real estate agent be worth less then?

The value of the real estate agent is in its experience (contract knowledge, negotiation skills, marketing knowledge), market area knowledge (to come up with the right pricing: not too high that steer buyers away and not too low that you give your house away), pricing strategy and psychology.

TREMENDOUS WORK is done upfront prior to the house coming on the market.

Again, you only hope that you receive a contract in 1 week.

– Does your real estate agent give you home preparation tips?

– Does your real estate agent give you home staging recommendations (or get you in touch with a professional stager)?

– Does your real estate agent prepare and market your home effectively?

– Did your real estate agent showcase your home on the Internet effectively?

– Did your real estate agent highlight your home’s best features effectively?

– Did your real estate agent gave your home its best marketing tools?

It takes alot of consumer education to understand what goes on behind the scenes of real estate agents who sell houses for a living.

If it truly was that simple, why would there be so much inventory in the market if a sign and MLS sell homes?

Again, the VALUE is in the real estate agent’s HEAD. Not in signs and other technology tools. It’s his knowledge!
